The Market Has Changed & That’s Not a Bad Thing

Real estate across Georgetown, Round Rock, Liberty Hill, and Central Texas looks different today than it did a few years ago. Buyers have more choices, homes may take longer to sell, and pricing a property correctly from the beginning matters more than ever.

That doesn’t mean it’s a bad market. It means it’s a market that requires strategy, patience, and good information.

In Georgetown, some areas are clearly giving buyers more negotiating room. For example, September data for 78626 shows a median 73 days on market, while 78628 is at 72 days.

For sellers, this is the time to understand the competition. Price, condition, presentation, marketing, and the ability to adjust when the market speaks all matter.

For buyers, this market can create opportunities that were difficult to find when homes were receiving multiple offers almost immediately. More inventory can mean more time to compare homes, negotiate terms, and make a thoughtful decision.

And that is really the lesson of this market: Don’t make a real estate decision based on yesterday’s market. Make it based on your life, your goals, and the opportunities in front of you today.

Central Texas continues to grow and change, and so does real estate. The right decision isn't about perfectly timing the market. It's about having good information, understanding your options, and moving forward with clarity and confidence.

Having an experienced agent with the wisdom, knowledge, and understanding to navigate today’s market is more important than ever.
